General

Q: How much contact will I have with you?

A: You can have as much contact with us as you would like. We provide a convenient, personal service that allows you to keep in touch with a single point of contact throughout the process.

Q: Are you available in the evening and during weekends?

A: Yes. As we aren’t tied to an office, we’re able to be flexible about the hours we work. We understand that our clients often lead busy lives so we make sure that we can be contacted during the times when you’re available.

Q: Why don’t you have an office?

A: We don’t need one! We’re able to sell or rent your property without needing to take on the additional cost of maintaining a high street office. It’s avoiding these unnecessary costs that lets us offer such competitive prices.

Q: Will I have to use your solicitor?

A: Not if you don’t want to. However, if you do require assistance, we can recommend reliable solicitors in the local area.

Fees

Q: What is included in your fee?

A: Our fee covers all our costs, including professional photography, floorplans, and online advertising. There are no additional or hidden fees to worry about. The only other expense is the Energy Performance Certificate (EPC) for your property.

Q: Do you have a minimum fee?

A: Yes, we have a minimum fee of £3,500.

Q: When will payment be due?

A: Our fees will only be due after the exchange of contracts and are paid upon completion. You won’t have to pay anything up front.

Q: Is there a tie-in period?

A: Yes, there is a 10-week tie-in period.

Q: Are there any additional fees?

A: The only additional cost is the Energy Performance Certificate (EPC) – we can put you in touch with a reliable local company to carry this out when the time comes.

Q: Why do I need an Energy Performance Certificate?

A: An Energy Performance Certificate (EPC) is legally required whenever a property is built, sold, or rented. It must be ordered before the property is put on the market so that it can be viewed by prospective buyers or tenants.

Valuations

Q: How quickly can I have a valuation?

A: Our flexible working hours mean that we are usually able to arrange valuations with minimal delay. Depending on availability, we may even be able to arrange a valuation for the same day as your initial enquiry.

Q: How long will my valuation take?

A: Your valuation will usually take 30-60 minutes. At the end of your appointment you’ll receive a verbal valuation, followed by written confirmation within 48 hours.

Q: Do I need to prepare for my valuation?

A: No, there’s no need to prepare anything beforehand.

Sales

Q: How long will it take you to list my property online?

A: Once we’ve received the photos of your property and the floorplan has been created, it will take a maximum of 48 hours for your property to be listed online. We will create an initial listing on our website for you to approve, before rolling the listing out to Rightmove, Zoopla, and PrimeLocation.

Q: How will you market my property?

A: We will market your property via a number of different routes. We will create listings on our website, Rightmove, Zoopla, and PrimeLocation. Your property will also be advertised on social media using our Facebook, Twitter and Instagram pages. Finally, we will send an email that focuses on your property out to our entire client database.

Q: What will you do if my property isn’t selling?

A: Communication is key. If your property is struggling to sell, we’ll discuss the problem with you and we’ll suggest ways that we could adjust the marketing strategy. By holding an honest and open conversation like this, we make sure that any issues are addressed quickly and everyone is kept informed.

Q: Do I need to have a For Sale or To Let sign outside my property?

A: For Sale and To Let signs can be an excellent way to attract attention to your property from passersby. However, not everyone feels comfortable with them and we will never insist that our clients have one. You have complete control of the sales process when you list your property with us.

Viewings

Q: Who arranges the viewings?

A: We will arrange the viewings on your behalf.

Q: Will you carry out the viewings?

A: Yes, we can carry out the viewings if you’d like. This is something that we will discuss with you before you decide to list your property with us.

Q: Do I need to be present for viewings?

A: It’s completely up to you. There’s no need to be present if you don’t want to be.

Q: Will I receive feedback after viewings?

A: Yes – we will do everything we can to gather feedback after viewings. We can’t guarantee that you’ll receive feedback as there’s always the chance that people won’t want to respond but we’ll call, message, and email people to see what they thought of the property.
